Period of Hire
The period of hire runs from Saturday to Saturday from 16:00 hours on the day of arrival until 10:00 hours on the day of departure unless otherwise agreed. You and your party agree to vacate the holiday property at the termination of the period and you will be responsible for any loss resulting from failure to move by the specified time.

Use of Accommodation
The hire property shall be used solely for holiday purposes and you shall not sub-let the property or any part of the property. You shall not aquire any tenancy rights in the premises nor shall you have any security of tenure under the Rent Act.

Cleaning
You shall at all times maintain the property and leave the property in a clean and tidy condition at the end of the let.

Damage
Damage or breakages should be notified and paid for or replaced to our satisfaction, e.g. crockery and glasses must match original.

Smoking
The smell of smoke clings to curtains, upholstery and even wall surfaces and is very difficult to erase during a Saturday change over. We therefore ask smokers to show consideration and adequately ventilate the room whilst smoking. Please do not smoke upstairs.

Occupancy
The number of people occupying the property must not exceed 4.

Payment
A deposit of 40% is payable on booking, with the balance payable 6 weeks before arrival.

Cancellation
Providing that at least six weeks notice is given, the deposit less a cancellation fee of £25 will normally be refunded. However, should the accommodation not be re-let, the whole deposit will be held. Where less than six weeks notice of cancellation is given, every effort will be made to re-let but should this not be possible, you will be liable to pay the balance due. Holiday Cancellation Insurance is strongly recommended to avoid this occurring.

Failure to Pay
We may treat the booking as cancelled by you in the event of the full hire charge as invoiced not being paid by you six weeks prior to the commencement of the hire.

Liability
We shall not accept liability for any personal injury, loss or damage, direct or indirect, loss or damage to any property, including motor vehicles, motor cycles or the like, however caused, sustained by or occasioned to any person (including persons under the age of 18 years old) whether resulting from or caused by the negligence, default, omission or otherwise of us, our servants, agents or concessionaires, or of guests, residents, occupiers, visitors or invitees.

Pets
Pets are allowed only with our specific prior agreement. Dogs should not be left alone in the property at any time. Animals should not be allowed on any furniture and should arrive with their own bedding.

Tariff

• 22 March - 26 September 2008: £350 per week
• 20 December 2008 - 3 January 2009: £350 per week
• All other periods: £250 per week

All electricity, bed linen and towels are included in the rental tariff.
Minimum let: 1 week.
